What occurs during an EPC assessment?
During an EPC assessment, our accredited assessor will need access to your entire property for a thorough domestic energy evaluation. The areas surveyed include:
Heating systems, such as boilers, and thermostats.
Property details, including age, construction, and size.
Insulation, including cavity wall and loft insulation. If insulation is inaccessible, you may need to provide building control documents
Lighting, to determine if energy-efficient lighting, such as LEDs, is used.
Windows, including whether double glazing is installed and checking the U values of any other glazing.

Who is qualified to conduct an EPC assessment?
Qualified, experienced, and accredited Domestic Energy Assessors (DEAs) are responsible for carrying out EPC assessments. These professionals possess the expertise to accurately determine a property’s energy performance, making their guidance and ratings highly reliable. Landlord Certificates Ltd is affiliated with the Elmhurst’s government-approved DEA accreditation scheme, ensuring that all our assessors are registered with us and undergo CRB checks.
