Energy Performance Certificate (EPC)

An Energy Performance Certificate (EPC) rates a property’s energy efficiency from A to G, with recommendations for improvement. It’s required for property sales or rentals and lasts 10 years. Assessors inspect aspects like insulation and heating systems to calculate the rating. EPCs help owners enhance property value and tenants gauge energy costs. They promote energy efficiency and reduce carbon emissions in buildings.

EPC Assessment
What occurs during an EPC assessment?

During an EPC assessment, our accredited assessor will need access to your entire property for a thorough domestic energy evaluation. The areas surveyed include:

N

Heating systems, such as boilers, and thermostats.

N

Property details, including age, construction, and size.

N

Insulation, including cavity wall and loft insulation. If insulation is inaccessible, you may need to provide building control documents

N

Lighting, to determine if energy-efficient lighting, such as LEDs, is used.

N

Windows, including whether double glazing is installed and checking the U values of any other glazing.

More Details that you might want to know
What is the timeframe for receiving my EPC after the assessment?

It may require up to 48 hours to compile all calculations and reports to deliver the final EPC rating.

How can I check the EPC rating of a property?

If you’ve recently purchased or moved into a property, you can discover its EPC rating by searching for it on the EPC register, a government-run website containing information on all EPC ratings in the UK. Alternatively, you can request a copy of your EPC certificate. For more details, visit the gov.uk website.

What's the minimum EPC rating required for renting out a property?

EPCs are graded from A to G. For rental properties, the law mandates that the EPC must display a minimum rating of E for all new tenancies and, as of 2020, for all existing tenancies.

How can I expect to receive my EPC?

Once your EPC is prepared, we will provide you with a link to the .gov.uk website, where all EPCs are registered. Once uploaded, you’ll have the option to download or print it directly from the website.
