Domestic Electrical Condition Report (EICR)

An Electrical Installation Condition Report (EICR) is a comprehensive assessment of the electrical systems within a property. Conducted by qualified electricians, this report evaluates the safety and compliance of electrical installations with current regulations. It identifies any potential hazards, defects, or deviations from standards, offering recommendations for remedial action where necessary. Essentially, an EICR ensures that the electrical systems in your property are safe, functional, and meet legal requirements, providing peace of mind for homeowners, landlords, and tenants alike.

Duties of a Landlord
What Landlords should Ensure

landlords have a legal duty to ensure the safety of electrical installations in their rented properties. This duty is outlined in the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Landlords are required to:

N

Ensure that electrical installations in the property are safe and maintained throughout the tenancy.

N

Conduct regular electrical safety checks by a qualified electrician, including obtaining an Electrical Installation Condition Report (EICR) at least every five years or when there is a change in tenancy.

N

Take prompt remedial action to address any issues identified in the EICR

Failure to comply with these regulations can result in penalties and legal consequences for landlords. Therefore, it is essential for landlords to fulfill their duty to ensure the electrical safety of their rental properties.
