What is Electrical Certifcate?
Over time, electrical installations naturally degrade and require inspection and testing every 3 to 5 years to ensure ongoing functionality. These safety assessments, commonly referred to as ‘electrical certificates’ or ‘domestic electrical installation condition reports,’ are crucial.
On June 1st, 2020, the UK Government issued guidance on the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. This guidance comprises three sets, tailored for landlords, tenants, and local authorities in England.

Duties of a Landlord
What Landords should Ensure
Compliance with electrical safety standards is required while the property is occupied during a tenancy.
A qualified individual conducts inspection and testing of all fixed electrical installations at least every five years.
Initial electrical inspection and testing are conducted prior to the commencement of new tenancies on or after July 1, 2020, and by April 1, 2021, for existing tenancies

Why do you need one?
Electrical certificates play a crucial role in safeguarding your tenants and demonstrating your commitment to their safety. It’s advisable to schedule a comprehensive electrical inspection every three to five years, based on prior inspection recommendations. This assessment thoroughly examines the property’s electrical wiring and ensures the safety of the installation. Subsequently, upon completion and processing, an ‘Electrical Installation Condition Report’ is electronically issued. This report indicates whether the electrical installation is safe or if any corrective measures are needed to meet current safety standards.
